GBC Live Saturdays 💡 Drop a Comment 💡 (what was your favorite part of todays lesson?) Sep 26, 2026 Tax boot camp covered property depreciation and rental strategies via software demonstrations. Rental property depreciation and maintenance rules Residential rental properties require capital depreciation over a span of 27.5 years. Commercial properties require standard capital depreciation over a duration of 39 years. Repairs maintain property condition, whereas improvements add significant value and require capitalization. Mortgage principal payments are excluded from write-offs, limiting deductions to mortgage interest and depreciation. The IRS midmonth convention treats properties as placed in service during the middle of the month. Form 4562 functions as the master IRS form for calculating asset depreciation details. Section 1250 depreciation recapture and deduction limits Taxpayers must pay depreciation recapture taxes at a maximum rate of 25% upon sale. Adjusted basis equals original purchase price plus capital improvements minus accumulated depreciation. Personal use exceeding 14 days or 10% of rental days triggers vacation home restrictions. Active property participation allows deducting up to $25,000 in losses against active income. The $25,000 rental loss allowance phases out completely once MAGI reaches $150,000. Real estate wealth strategy and asset protection Income-producing rental properties offset debt-to-income ratios when applying for second property loans. Placing assets into a trust provides personal anonymity and protects privacy from neighbors. Trusts enable seamless generational wealth transfer by bypassing probate court upon owner death. New business ventures and upcoming events The new GBC Property Management LLC business venture is launching soon. The upcoming Kingdom Finance event occurs next Saturday at 10:00 AM.
